Phase 2 buyers are coming home to south Naples

The summer move-in season is in full swing at Antilles and its Phase 2 buyers are arriving weekly in order to begin their new lives on the Paradise Coast.  At times like this in particular, Antilles close proximity to Old Naples and Marco Island is easily out-ranked by its even closer proximity to several big name superstores and Florida’s favorite grocery market chain.  Add to that the simple convenience of keeping Antilles’ Flamingo Club amenity center available to homeowners on a 24-hour basis, making its TV and lounge spaces, wi-fi services and Sonny’s all-day Coffee Bar the homeowners’ bonus resource, particularly on moving days. 

The first Phase 2 units to close have been Grand Coach Homes, the largest residences in Antilles.  They include the first floor Nevis floorplan which offers 1,980 square feet under air with  3-Bedrooms and the upper floor Montserrat, Antilles’ largest 3-Bedroom floorplan at 2,444 square feet.  Grand Coach Homes include attached 2-car Garages which have often doubled as convenient staging areas during new homeowners’ first days of occupancy.  Owners may park their vehicles on their driveways overnight, not on the street. 

Remaining Phase 2 Grand Coach Home pricing starts in the high $500,000’s for a lake view Nevis and in the low to mid $600,000’s for landscaped and lake view Montserrat floorplans.

The Nevis floorplan features a side Entry that includes the entire Great Room as soon as you open the door.  The upper floor Montserrat offers a first floor Entry that sets it apart for its private, single family home ambience.  Both floorplans feature oversized, central KItchen islands.   At almost 9 feet long by 4 feet deep they can easily accommodate multiple places at their graceful, curved edge quartz countertops and still have enough left over at each end for 1 or 2 more, making them very much family style gathering hubs.  The islands are built to counter height, casually drawing family and friends in to chat and watch the preparations while being deep enough that they can linger, snack and enjoy the happy chaos of a meal coming together.  The Kitchen islands are opposite and widely spaced from the cooking area, allowing enough elbow room for multiple cooks to comfortably move about the space.  Good lighting from both recessed and pendant fixtures and a large, walk-in Pantry complete the well planned Kitchens.  If the Kitchen is the heart of the home, then the Grand Coach Homes’ central islands have been designed to be the inviting heart of their chef’s style Kitchens.  A favorite feature of the Nevis floorplan is its separate Storage Room in addition to the Pantry, both of which are lined with floor to ceiling shelves. 

In addition to the features noted above, the upper floor Montserrat includes an open Loft space owners have personalized as everything from a separate reading and games space to an occasional sleeping alcove any grandchild would love to turn into a hideaway.  Its Great Room presents the best big sky views in Antilles and the wall-to-wall Lanai spans its width.  It parallels the Nevis’ layout and is distinguished by higher ceilings and cove detailing in the Living and Master Bedroom.  As in every Coach Home in Antilles, the Master Bath includes a separate commode room and quartz-topped double sink vanity and Laundry Rooms have energy efficient and programmable appliances, a deep utility sink and wall to wall cabinetry.  The current Montserrat decorator model used very few upgraded finishes to achieve its on-trend and contemporary presentation.  Be sure to ask your accompanying agent to point out those changes to appreciate the quality of Antilles’ standard inclusions.

Smaller Classic Coach Homes are also included in the Current Phase 2 construction.  The first 4-unit, Phase 2 buildings will be delivered this fall and continue into 2023.  They are also 3-Bedroom units with attached single-car Garages and screened in Lanais. They offer floorplans in the 1,500+ square foot range and are priced from the upper-$400,000’s.  The new designer model for the first floor Saba is still being installed but can be viewed when accompanied by an on-site agent.  It offers 1,537 square feet under air and showcases a new Kitchen feature. The Saba includes direct Garage access.

The somewhat smaller upper floor Tobago Classic Coach Home features higher ceilings, a cove ceiling in its peninsula style Kitchen and a slightly larger 2nd Bedroom than in the Saba.  Its top floor views are exceptional and, as in all Antilles’ Coach Homes, the Master Suite is located across the home from the other Bedrooms.  Bathtubs are standard in Classic Coach Homes 2nd Bathrooms.

The homes of Antilles feature high ceilings and wide window walls to create open, airy spaces, and are as well engineered and appointed as they are solidly built and stylishly presented.

Antilles’ Flamingo Club amenity center was designed to be the heart of community life.  It offers 14,000 square feet of pure luxury, indoors and out and is a showcase for the subtle tones and elegant West Indies Island style architectural features that define the community’s appeal.   Concierge and executive services are managed here and the Exercise and Fitness Center and catering Kitchen are to the rear.   Its Outdoor Living area includes a wonderful 3,500 square foot Resort Pool and large heated Spa, sun and shade Decks, oversized Tiki Hut with end-to-end service bar and al fresco seating plus a large pergola-covered Fire Pit.  Regulation Pickleball and  Bocce Courts have been purpose-built away from Antilles residences as a noise consideration and a 4-hole Putting Green was recently added as a free golf amenity.  JMD Development supplies game equipment tor its homeowners and their guests, also free of membership or rental fees outside Antilles’ low monthly homeowners fees.
